Key issues raised include fears over the inadequate road conditions and worries about potential displacement of residents due to rising property taxes. Residents have been notably concerned about the capacity of current roads, many of which are already showing signs of deterioration. This issue becomes even more pressing when considering that there is only one main road serving as the entry and exit point for all traffic in and out of the Georgetown community.

Development Plans Get Some Tweaks

To address some of the concerns raised during public discussions, developers have agreed to scale back their initial plans. The housing density will be reduced from 14 units per acre down to approximately 6 units per acre. The revised plan now allows for a maximum of 120 townhome units and 100 single-family homes to be built.

Some of the original proposed amenities, such as a gated community, a restaurant, a medical facility, and a pool/clubhouse, have been cut from the new plan. However, a new addition is the proposed community docking facility, which could potentially bring a new recreational element to the area.

Keeping History in Mind

Another major concern raised was potential impacts on any historic sites in the area. In response, the city has required that developers conduct an archaeological study to ensure no important historical sites or cemeteries are disturbed during the construction.

Safety at the Forefront

Many residents also expressed worries about the safety risks posed by a larger population and increased traffic. With the current limitation of road access, there are fears that a surge in residents could lead to dangerous situations, particularly during emergencies.

City officials have acknowledged these safety concerns and pointed to improvements in emergency access behind Georgetown Park as a positive step forward. However, the debate remains heated, with council members sharing differing opinions on the project’s necessity and timing.

A Split Vote

The final vote on the project saw a narrow approval, with a 4-2 vote from the city council. While some council members highlighted the reduced housing density as a positive move, others raised pointed concerns regarding the city’s readiness to accommodate such an influx of residents.
