Greetings from Georgetown! We have some exhilarating news to share with you about a new project that could significantly change the landscape of our lovely area. Let’s dive into the details about Hudson Park, a newly approved municipal utility district (MUD) that promises to bring hundreds of homes and commercial opportunities between our neighboring cities, Georgetown and Liberty Hill.
Approved by the Williamson County Commissioners Court on October 1, Hudson Park is set to cover roughly 122 acres of land situated along Ronald Reagan Boulevard. This project is in the capable hands of Sugar Land-based Ashton Gray Development, a company already known locally for its excellent work in both the Austin and Houston areas.
So, what can you expect from this development? Well, Hudson Park aims to feature a mix of single-family homes, multifamily residences, and commercial lots. Specifically, the plan includes 292 single-family lots spread over about 53 acres. Of these lots, 199 will have 40-foot frontages while 93 lots will boast 50-foot frontages, giving potential homeowners plenty of choices to find their perfect fit.
If you’re curious about commercial opportunities, Ashton Gray isn’t leaving those out either. A multifamily lot covering around 15 acres is also part of the plan, and three commercial lots will be available with frontages along Ronald Reagan Boulevard. These lots are sized at 1.5 acres, 4.4 acres, and a whopping 10.8 acres, providing various options for businesses looking to set up shop in the growing area.
Now, let’s talk about the backdrop against which this development is rising. Williamson County has seen a significant population surge, increasing from 422,679 in 2010 to an estimated 697,191 by July 2023, marking an impressive 65% increase. This growth can be attributed to an expanding industrial base, highlighted by the construction of Samsung Electronics Co. Ltd.’s gargantuan semiconductor factory in nearby Taylor. Other companies, including suppliers to tech giants like Tesla, have made their way to the region, bringing even more opportunities and residents into the fold.
Ashton Gray is strategically positioned to capitalize on this growth wave in Williamson County. They’re not just stopping at Hudson Park; they’re involved in several projects across the region. For instance, they are developing Briarwood in Elgin, which will be the city’s first within-city MUD. They’re also working on the Harry Lind neighborhood in Elgin, alongside other projects like Woodland Estates in Leander, Limmer Loop in Hutto, and Highland Creek in Jarrell. These developments promise a bright future for the county, with more homes and commercial areas in the pipeline.
As this project kicks off, local communities can expect an influx of new residents and, potentially, businesses that can enhance the quality of life in Georgetown, Liberty Hill, and beyond. The mix of residential and commercial development is designed not only to provide housing but also to create spaces where people can live, work, and play, fostering a vibrant community feel.
As we watch Hudson Park take shape, there’s no doubt it will become a significant part of our area, bringing new opportunities for families and businesses alike. We’ll be keeping a close eye on this exciting development, and we can’t wait to see what the future holds for our beautiful Williamson County!
